House: New opportunities for sellers

Taking advantage of new listing rules, the merger of Propertyguys.com and Realtysellers Real Estate promises new opportunities for sellers.

The merger means that it will be easier than ever for sellers, who want to handle their own transactions, to get their properties listed on Realtor.ca.

According to a recent Globe and Mail report, the new real estate kid on the block will combine Propertyguys.com’s penchant for helping people to sell their own homes with the flat-fee brokerage services of Realtysellers Real Estate Inc.

The merger will give more consumers than ever access to the Realtor.ca website, which provides online listings for 90% of Canadian home sales.

The decision to join forces follows a Competition Bureau ruling that has prompted the Canadian Real Estate Association to change the rules of the Multiple Listing Service (MLS).

The creative move circumvents the limitations of Propertyguys.com, which previously had to refer clients to real estate agents for additional services, who would subsequently extract a fee of 4%-5% of the sale price.

The new partnership will broaden the spectrum of available services for private sellers and will include:

  • An up-front fee based on the type of service a seller wants;
  • A choice of services ranging from lawn signs to much larger marketing packages;
  • Appraisals to help determine a home’s selling price;
  • Assistance with potential buyer negotiations.
